Saying that you are a specialist for mortgages in Dublin 4, Dublin2 or Dublin 8 may sound like a weird claim, but think about this for a minute. Apart from the fact that we have been in business for over 20 years helping thousands of people get home ownership, it also means that we have had a large focus on certain areas in Dublin close to where we operate, places that first-time buyers or second-time buyers want to live, and where the mortgage is regularly more complicated.

Why would it be more complicated to buy a home in these areas of South Dublin? Simply put, Dublin 4, Dublin 2, Dublin 6, and many parts of Dublin 8 are older areas, places that have been built up for quite some time, and when houses age, the mortgages on them can become more complex because of the issues that go with older buildings.

This could be as simple as energy ratings, or as complicated as subsidence, protection orders, or any manner of other thing that could add to the complexity of getting a mortgage for your home in South Dublin. So, if you want a brokerage that is not only based in South Dublin and that has a huge amount of expertise in this space, then you should be talking to Irish mortgage brokers for your advice. If you don’t talk to a broker, you don’t get advice that is unbiased because when you walk into a bank, they can only offer you whatever they have.

They can’t really tell you about offers down the street. It’s not in their interest, and in fact, it’s probably not within their company policy to allow this, and there’s definite questions about regulation when it comes to advising on products that any advisor doesn’t distribute. So, a mortgage in South Dublin, given that it’s the most expensive area to buy a house in this country, needs to have as much of a market exposure for options as you can possibly get, and about a quarter or a third of the mortgage market is effectively invisible to people if they don’t use a broker.

There are lenders out there that don’t even distribute directly. You can’t get a loan from them if you want to. Take, for example, a lender like NUA. They are a broker-only offering, if you don’t work in mortgages you probably haven’t even heard of them. Recently, Capital Flow started lending into the mortgage market. Again, a broker-only offering.

Lenders like Avant, although they do have a direct channel, are still mainly a broker offering and enter the country strictly as a broker offering. All of this means that when you are looking for a mortgage in Dublin and you want to get the maximum amount of choice for your lending options, that you really have to be speaking to Irish mortgage brokers or some other broker who is as good as us, although we think that number is quite limited, obviously. The level of experience you get when you go to Irish mortgage brokers is exceptionally high.

So when you think about getting a house, in particular, if you’re going to borrow a lot of money, I mean, every mortgage is a lot of money, but the ones around South Dublin tend to be the most. You need to have somebody good in your corner and that’s where talking to Irish mortgage brokers really pays off.
